Look at your monthly income, savings, and existing debts, and remember to account for property taxes, insurance, and maintenance—not just the mortgage payment. A quick conversation with a local lender can give you a realistic picture.
2. Get pre-approved for a mortgage
A mortgage pre-approval shows sellers you’re a serious, qualified buyer—which matters in a competitive market. It also locks in the price range you should be shopping in, so you don’t waste time on homes outside your budget.
3. Make a wish list (and a need list)
Think about what truly matters to you: commute, school district, proximity to the beach, number of bedrooms, yard space. Separating your “must-haves” from your “nice-to-haves” keeps your search focused and helps us zero in on the right homes faster.
4. Tour homes and make an offer
This is the fun part. We’ll visit properties together, and when you find the one, I’ll help you craft a competitive, smart offer—and negotiate on your behalf so you get the best possible terms.
5. Inspection, appraisal, and closing
